Movement restrictions were introduced two days before the Lady Day quarter on the 25th of March 2020.
Lady Day is the most favourably named of the quarter days, that otherwise herald the gloom of rent payment and the anxiety of rent receipt. It is named after the medieval beginning of the legal year in England and the celebration of the Annunciation. However, it makes us yearn for Gil Scott-Heron’s tribute to John Coltrane, but we digress.
The timing of the restrictions caused additional stress for landlords and tenants of commercial business property – too late for tenants to halt the quarters rent payment as they concentrated on mothballing their businesses and dealing with staff and stock – while landlords were left to balance an unpredictable income stream against their own fixed outgoings. Communication was not necessarily the first order of Lady Day.
In the first working week of these restrictions, Renshaw Chartered Surveyors contacted their landlord and tenant clients to discuss the occupational issues that arose from the forced closure of tenant businesses and, over the following two weeks, advised on over twenty leases, to settle the terms of rent relief for tenants.
While there was a strong business case for landlords to support tenants over this period, it was the moral case that impressed us here at Renshaw Chartered Surveyors. By far, the majority of landlords that we dealt with took the view that they had a responsibility to share the economic burden that Covid-19 created as well as a sound business case, and many articulated this directly – which paints a picture that is not the portrait most people have in mind for the typical commercial landlord.
We are pleased to have been part of this positive approach and, for our small part, did not raise charges for the consultancy provided and negotiations undertaken.
In a property market that was already beset with changes, from the structural decline of the high street following the ongoing change in consumer shopping habits, to the wider uncertainty created by the three years of Brexit campaigning, it may have been a health pandemic that reconciled the sometimes irreconcilable – the landlord and tenant.
As Gil Scott Heron put it: call on Lady Day (and John Coltrane) to wash your troubles away.

We are often asked to quote for Expert Witness reports, but our quotations are often compared to chartered surveyors and valuers that are not trained as Experts.
So, what is the difference between an expert valuer and an RICS Registered Expert Witness specialising in valuation?
If you were to request a valuation report from a chartered surveyor for a designated purpose, say to establish value for taxation, then this report must be prepared by an RICS Registered Valuer based on the industry standards contained in the RICS Red Book – our rule book and code of practice.
A report prepared by an Expert must still be prepared by an RICS Registered Valuer and, while it will have regard to the mandatory practices and guidance contained in the Red Book, the expert report does not have to be Red Book compliant – but it must address the questions raised in the instructions.
There are two types of experts – the Expert Witness, who is instructed by one party in a dispute, and the Single Joint Expert, who acts on instructions agreed upon between the parties to a dispute. In both cases, the expert owes their client(s) a duty of care, but the expert’s overriding duty is to the Court.
A trained expert will understand this dual duty to the client and Court; they will be trained to act within and comply with Civil or Family Procedure Rules, court orders, and Practice Directions; their reports will stand scrutiny; and they will be trained in negotiation with other experts as well as for court appearances.
In essence, an expert has invested in training to provide you or your client with a better service.

RICS Registered Valuers adhere to detailed and mandatory practices for valuation work that is set out in the RICS International Valuation Standards, commonly referred to as ‘the Red Book’.
The Red Book is issued by RICS as part of their commitment to promote and support high standards in the delivery of valuation reports. As well as detailing mandatory practices for RICS members undertaking valuation services, it provides guidance to valuers on their practice and approach.
Only RICS Registered Valuers can provide a ‘Red Book valuation report’. A Red Book valuation ensures that you receive a reasoned and evidenced based opinion of market value or market rent, considering all the pertinent information available to the valuer. Simply put, you can rely on such a report.
There are times when the advice of other professionals, in disciplines very different to your own, has an impact greater than the sum of its parts. That, in our view, is the essence of good professional advice.
We had this experience with the design team at est (eat sleep think). We tasked them with developing a new logo, but what we received was an independent assessment of our practice, its history, ethos and goals, that I don’t think we would have had the honesty or courage to develop on our own.
We love the logo and the colours in which it is presented; we want our clients to know how and why our logo was developed, because we think it is the best way to get to know us.
The ‘R’ icon is a modern progression of an older logo; creating brand heritage from the surveying practice run by Mark’s father Michael Renshaw and Clive Robbins, which traded as Robbins Renshaw LLP; both Michael and Clive were Chesterfield based chartered surveyors for many years.
The logo’s three simple shapes come together to form the letter ‘R’ and show the profile of a person. Having this reference at the heart of the icon shows the importance that people have in our business.
